SHEET A-103

General contractors

Construction models, sequencing and quantities

The plan set built as a 3D model in construction order, with quantities by phase and scan-based progress measurement during the build.

Site work and sequence
Showcase House 001Loading the model.

Site work is modeled with the same detail as the building: clearing, grading, piers, slab, flatwork, pool shell and landscape, each placed in build order with quantities attached.

During construction, drone and ground scans are compared against the model to report what is in place and what remains, by phase and by element.

Inputs
Plan set

PDF sheets: plans, elevations, sections and schedules. CAD or BIM files where available.

Site data

Survey, civil and grading plans, and utility locations.

Schedule

Existing schedule or phasing, where the sequence should match it.

Deliverables

Build sequence

Phases from clearing and grading through structure, systems, roof, pool and landscape.

Phased 3D model

Quantities

Takeoff by phase and trade, each line traced to its sheet reference.

Spreadsheet, PDF

Progress reports

Scan-to-model comparison of installed and remaining work, by element.

Per scan

Build film

The full job in sequence for the owner, lender and crews.

MP4
Verification
Element records

Each element is time-stamped and hashed when built. Any change after sign-off is detectable.

Source tracing

Each element references the sheet and detail it was built from.

Scan check

Where site scans exist, the model is compared against them point by point.

Named sign-off

Each deliverable is reviewed and signed by a named person before release.

Process
  1. Plans received under NDADrawings are used only for the project.
  2. Model and sequence builtEvery element placed, counted and put in build order.
  3. Contractor reviewSequence and quantities are reviewed with project managers.
  4. Progress scanningScheduled scans are compared to the model during construction.

Confidentiality

  • Processed on dedicated, encrypted hardware
  • Client drawings are used only for the client’s project
  • No outside AI services
  • The client receives the model; methods remain proprietary

One model for the entire team

Design, estimate and schedule are drawn from the same model, so the architect, builder and contractor work from identical information.
